Privacy NoticePrince Andrew’s insistence on remaining in his £30m Royal Lodge home could be thwarted by a crucial detail, says a property expert. The Duke of York has been steadfast in his refusal to vacate the 30-bedroom Windsor property, where he lives with his ex-wife, Sarah Ferguson. He’s reportedly caught up in a Royal spat with his brother, King Charles, over his living arrangements. Andrew has found maintaining the grade II-listed property challenging, as per the 75-year lease agreement granted to him in 2003 by the Crown Estate, which requires him to “repair, renew, uphold, clean and keep in repair and, where necessary, rebuild” the mansion. Charles has been urging Andrew to relocate from the property to the significantly smaller Frogmore Cottage, previously occupied by Prince Harry and Meghan Markle. However, despite the Duke’s determination to stay put, a property expert has highlighted a key detail that could prolong the Royal feud between the two brothers – Andrew doesn’t own the mansion; it belongs to the Crown Estate.

Robin Edwards, a buying agent at Curetons Property Finders, said to GB News: “In August 2003, Prince Andrew was granted a 75-year lease from the Crown Estate, encompassing Royal Lodge, several cottages, a chapel lodge, police accommodation and 40 hectares of land.” He added, “It is just a lease agreement though, he does not own the property and it ultimately remains the property of the Crown Estate.” The lease agreement for the Duke of York’s mansion comes with stringent conditions, including the requirement to “repair, renew, uphold, clean and keep in repair and, where necessary, rebuild” the property, as well as ensuring the walls are given a fresh coat of paint every five years “with two coats of paint”. Internally, the duke is obliged to “paint with at least two coats of paint and to paper, polish, decorate and otherwise appropriately treat” the residence every seven years, with the cycle starting in 2010.

Charles has reportedly issued a stern warning that he will cut off Prince Andrew’s annual funding of over £4 million if he fails to maintain the property adequately. Recently, an insider told Woman’s Day magazine that two additional royals have offered to take care of the building.
